Miami-Dade County · My home base

Buying or selling in Homestead? Start with someone who lives here.

I live in Homestead. I work these streets every day, from the new construction going up along Campbell Drive to the established neighborhoods east of the Turnpike. If you want the real story on Homestead, not the brochure version, you’re in the right place.

Emmanuel's take

What I'll tell you about Homestead.

I live in Homestead. My house is here, my office is here, and most days I'm driving these streets between showings, from the new communities going up west of the Turnpike to the older neighborhoods east of US-1. I closed a sale on 285th Street here, I've walked buyers through just about every new construction community in the area, and I can tell you which builders are worth your time and which HOA fees will eat your budget.

Here's my honest take: Homestead is where the math still works in Miami-Dade. You get a yard, a garage, and room to breathe for hundreds of thousands less than the same house costs twenty minutes north. The tradeoff is the commute, and I won't pretend otherwise.

And if you're buying to rent it out, that's where I really earn it. I was ranked number one in rentals in my Homestead office, so when I say I can get your property leased, it's not a pitch. It's what I do every week. Buy with me, I'll get it rented.

The local guide

Know Homestead before you buy.

Why Homestead

Homestead is where Miami-Dade still makes sense. You get space (actual yards, room to breathe) at prices the rest of the county left behind years ago. It’s my home base and the center of my business: I recently closed a sale on 285th Street here, and I drive these neighborhoods daily. The growth is real: new communities keep breaking ground, Campbell Drive keeps adding retail and restaurants, and more families are doing the math and heading south.

New construction vs. resale

Homestead is one of the few places left in Miami-Dade where builders are still active. Names like Lennar and D.R. Horton have communities here. New construction gets you warranties and modern layouts, but watch the HOA and CDD fees. They can add hundreds a month. Resale gets you bigger lots and established neighborhoods, often without the extra fees. I walk buyers through both, line by line, so there are no surprises.

Getting around

The Florida Turnpike and US-1 are the two lifelines: downtown Miami is roughly 35–45 minutes up the Turnpike depending on traffic. You’re also the gateway to two national parks: Everglades and Biscayne. And yes, the Homestead-Miami Speedway is here. Race weekends are a whole thing.

Schools

Homestead is served by Miami-Dade County Public Schools, including South Dade Senior High and Homestead Senior High, plus a range of charter and magnet options. School boundaries shift, so I verify zoning on every listing before my buyers fall in love with a house.

Buyer questions

What people ask me about Homestead.

Is Homestead, FL a good place to buy a home?

For a lot of buyers, yes. Especially first-time buyers and anyone priced out of central Miami-Dade. You get more square footage and bigger lots for the money, new construction options, and a city that's actively growing. The tradeoff is the commute if you work up north. I always tell buyers: run your actual commute at rush hour before you decide.

How much are homes in Homestead, FL?

Prices move, so I refresh this monthly. For reference, the citywide median was around $486K in fall 2026. Text me and I'll send today's numbers with what's actually closing. What I can tell you is the range: new construction townhomes and single-family homes from the $300s up, with established neighborhoods and larger lots going higher.

How long is the commute from Homestead to Miami?

Roughly 35–45 minutes to downtown Miami via the Florida Turnpike in normal traffic. Longer at rush hour. US-1 is the alternative but it's slower with the lights. If you work in Doral or Brickell, do a test drive at 8am before committing.

Should I buy new construction or resale in Homestead?

Both work, for different buyers. New construction: warranties, modern floor plans, energy efficiency. But check HOA and CDD fees carefully; they add up. Resale: bigger lots, mature neighborhoods, often no CDD. I compare the true monthly cost of both side by side for my buyers.

Is Homestead, FL safe?

Like anywhere in Miami-Dade, it varies by neighborhood, and I'd rather show you than generalize. Some areas are quiet family streets, others are busier. When we tour, I'll give you the honest block-by-block picture.

What are HOA and CDD fees in Homestead?

Many newer communities have both: HOA for amenities and upkeep, CDD (Community Development District) which is essentially the developer's infrastructure bond passed to homeowners. Combined they can run several hundred a month. I pull the exact numbers on every listing. Never guess on this.
