Miami-Dade County · First-time buyer territory

Naranja & Leisure City: South Dade's best-kept secret for first-time buyers.

Naranja means ‘orange’ in Spanish. This whole area used to be orange groves. Now it's townhome communities and some of the most reachable prices between Cutler Bay and Homestead. If you're buying your first home in South Dade, you need to know these neighborhoods.

Emmanuel's take

What I'll tell you about Naranja & Leisure City.

Naranja means orange in Spanish, because this whole area used to be orange groves. Now it's townhome communities and some of the most reachable prices in South Dade. If you're a first-time buyer getting told 'not yet' everywhere else, this is where I take you.

Location-wise, it just makes sense. You're on the US-1 corridor, ten minutes from Homestead's jobs and shopping, thirty-some minutes from Miami. A lot of my buyers here are using FHA loans, and I walk them through that process start to finish. Down payment assistance, closing cost credits, the whole thing. First-time buying is confusing enough without someone talking over your head.

Nobody's making a TV show about Naranja. It's not glamorous. But it's where South Dade renters become owners, and I've watched that moment happen for a lot of families. That never gets old.

The affordability story

Naranja and Leisure City are unincorporated communities sitting between Cutler Bay and Homestead, and they're where the math still works for first-time buyers. Townhome communities, manageable HOAs, and prices well under what you'd pay ten minutes north. This is where a lot of South Dade renters become owners.

Location

You're on the US-1 corridor with easy runs both ways: north to Cutler Bay, Kendall, and Miami; south to Homestead's jobs, shopping, and new development. It's a commuter's compromise that actually compromises well.

Who buys here

First-time buyers, mostly. Many using FHA loans, which I walk buyers through start to finish. Also investors picking up townhomes for the rental market. If your budget says 'not yet' everywhere else you've looked, look here.

Schools

The area is served by Miami-Dade County Public Schools, including the Leisure City K-8 Center. I verify zoning per address on every deal.
