Miami-Dade County · Growth corridor
Princeton & Goulds: South Dade's growth corridor.
US-1 runs straight through Princeton and Goulds, and growth is following it. Agricultural roots, new residential communities, land opportunities, and the bay ten minutes east. This is where South Dade is expanding, and smart buyers are paying attention.
Emmanuel's take
What I'll tell you about Princeton & Goulds.
Princeton and Goulds sit right on the US-1 corridor between Kendall and Homestead, and if you drive it regularly like I do, you can feel the growth happening. New townhome communities going up, nurseries and farmland holding on, the bay ten minutes east at Black Point Marina. It's South Dade in transition, and transitions are where buyers find opportunity.
What I like here: space. Bigger lots than you'll find further north, real land plays if you're thinking long term, and new construction without the insane premiums. My investor buyers ask me about this corridor constantly, and I track what's breaking ground because that's my job.
It's not polished yet. Some blocks are still more grove than neighborhood. But that's exactly why the prices are what they are. If you want to buy ahead of growth instead of chasing it, let's talk about Princeton and Goulds.

The growth story
Princeton and Goulds are unincorporated communities riding the US-1 corridor between Kendall and Homestead. The roots here are agricultural (nurseries, groves, open land), but residential development keeps marching in: new townhome communities, single-family subdivisions, and infill everywhere. Growth corridors reward early buyers.
Location perks
You're minutes from Black Point Marina and Biscayne Bay to the east. That's boating and waterfront access without waterfront prices. The Monkey Jungle wildlife park is nearby, the Florida Turnpike is an easy jump, and both Kendall's amenities and Homestead's growth are within reach.
Land and new communities
Larger lots than you'll find further north, new-construction townhome communities, and genuine land plays for buyers thinking longer term. I track what's breaking ground here because my investor buyers ask about it constantly.
Schools
The area is served by Miami-Dade County Public Schools, including Goulds Elementary, with Homestead Senior High School nearby. School zoning verified per address, every time.

Buyer questions
What people ask me about Princeton & Goulds.
Is Princeton/Goulds up and coming?
That's exactly the right question, and the answer is yes, with the usual caveat that 'up and coming' means different things on different blocks. New communities are delivering, US-1 commercial is filling in, and prices still reflect the area's agricultural past more than its residential future. That gap is the opportunity.
Can I buy land in Princeton or Goulds?
Larger lots and acreage trade here more than in most of south Miami-Dade. Whether you want room to breathe, a future development play, or agricultural use, tell me the goal and I'll show you what's actually available.
How much are homes in Princeton, FL?
Updated monthly, so text me for live numbers. For reference, the Princeton (33032) median was around $510K in fall 2026. New-construction townhomes and single-family resales make up most of the market.
