The Redlands: acreage, farms, and million-dollar estates, 30 minutes from Miami.

Most people drive through the Redlands without knowing what they're looking at. Nurseries, farms, equestrian properties, and some of the most impressive estates in South Florida sitting on acres of land. I manage property out here. I know these roads, and I know what to check before you buy.

Emmanuel's take

What I'll tell you about The Redlands.

I manage a vacation rental property out in the Redlands, so I know these roads better than most realtors ever will. Krome Avenue at sunrise, the nurseries loading up trucks, the fruit stands. It's a whole different world from the rest of Miami-Dade, and it's only thirty minutes from downtown.

What buyers need to understand: the Redlands is two markets in one. There's the farmland and nursery land, and then there are the estates. Custom homes on acres of land, pools, guest houses, groves in the backyard. Some of the most impressive properties in South Florida are sitting out here, and half the county doesn't even know they exist.

The practical stuff matters more here than anywhere. Wells, septic systems, agricultural tax classifications. I check all of it, because out here the details are the deal. If you want land, privacy, and room to actually live, come take a drive with me. You'll see what I mean.

The local guide

Know The Redlands before you buy.

What the Redlands actually is

The Redlands is Miami-Dade's agricultural countryside, running west of Homestead along Krome Avenue (SW 177th Ave). This is working farmland (nurseries, tropical fruit groves, row crops) mixed with equestrian properties and luxury estates on multi-acre lots. It feels rural because it is rural, but downtown Miami is about 30 minutes east. That combination is exactly why the luxury market here keeps growing.

Land and luxury

The Redlands is one of the few places left in Miami-Dade where you can buy real acreage. That means two markets: agricultural land (groves, nurseries, farmland) and luxury estates: custom homes on 1–5+ acres, some well over $1M. Fruit & Spice Park and the Monkey Jungle are out here too. It's a destination, not just farmland.

The practical stuff buyers miss

A lot of Redlands properties run on well and septic instead of city utilities. I check this on every address, because it changes your due diligence. Florida's agricultural classification can also affect property taxes on working land. That's a conversation with the property appraiser, and I'll point you in the right direction. And insurance out here has its own quirks. None of this is a dealbreaker; it just needs someone who knows to look.

Schools

The area is served by Miami-Dade County Public Schools, including Redland Elementary, Redland Middle School, and South Dade Senior High. As always, I verify school zoning per address. Boundaries don't follow the roads the way you'd expect.

Buyer questions

What people ask me about The Redlands.

Can I buy land in the Redlands?

Yes, and it's one of the main reasons buyers come here. Agricultural parcels, nursery land, and large residential lots all trade out here. What you plan to do with it matters: building, farming, and holding as an investment each have different rules and costs. Tell me the goal and I'll tell you what's realistic.

Are there really million-dollar homes in the Redlands?

Absolutely. Custom estates on multi-acre lots (with pools, guest houses, barns, groves) regularly trade above $1M. You get land and privacy that's impossible at that price anywhere east of here. It's one of South Florida's best-kept luxury secrets.

What should I know about well and septic in the Redlands?

Many properties out here aren't on city water and sewer. They run on private wells and septic systems. That means inspections matter more: well water quality tests and septic inspections are standard in my deals here. I build them into every offer.

How far is the Redlands from Miami?

About 30 minutes to central Miami via SW 216th St / Hainlin Mill Dr to the Turnpike, or Krome Ave north. It feels like the countryside because it is, but you're not remote.

Is the Redlands a good investment?

For the right buyer, yes. Land is finite and Miami keeps sprawling southwest. That's the long-term thesis. Agricultural land, nursery operations, and luxury estates each play differently. I run the numbers with investors before anyone writes a check.
